Current Floor plan

Codman's original design allows for a car to enter through the porte cochere, drive all the way to the back, and turn around on a rotating platform. There was also a car lift.  That design could easily be redeployed today.

 

There is currently a fire stairs which runs along side the outside of the building. It would not be necessary for a single family home.

Codman loved designing round rooms as important entertaining spaces. Here on the grand second floor of the home is an opportunity to restore the round glamorous dining room and the front panelled living room. The grand kitchen could accomodate a dining table as well for more informal meals.

 

The mezzanine (not shown) is the perfect place to add a family room or a large home office.

Codman's Original Floorplan

The Fifth floor of 7 East 96th street was added in the late 1960's. It has a large terrace off the rear and room for several bedrooms.

 

The roof is accessed by a full set of stairs as well as the elevator. A lovely roof garden could be cultivated here.

Proposed Floorplan

The third floor of a townhouse has always been traditionally the master floor. The original Codman design shows the master in the front with a sitting roon in the middle and several staff rooms in the rear. In the proposed layout, we have shown a large master with a large dressing room, as well as a very large en suite bath. We've restored the sitting room, and then added a guest suite to the rear, which can be accessed by the rear stairs.

The fourth floor remains mostly unchanged, even from the original Codman designs. In the proposed designs, we've added some baths and added a laundry room back in (note how the laundry room existed in the rear of the building in the original design).
